Since compliance with current Gas and Electrical legislation is mandatory for Landlords, EUROMECH SERVICES can provide all necessary servicing breakdown support and certification to landlords. We will remind you annually when the required certification is due. Dealing direct with your managing agent and tenant, we will arrange inspection times and ensure both parties are in receipt of the correct certification, once appliances have been checked and passed criteria.
Landlords also benefit from our reactive maintenance services, with the added bonus of a client property maintenance account between EUROMECH and your managing representative. This ensures your valued tenants can be provided with a plumber, electrician, gas engineer, boiler engineer or central heating engineer at short notice.
Gas Safety Reports
In 1996 the government introduced a law stating that all landlords who rent part, or all of a property, must have all gas appliances and pipe work checked and certified to prove that the gas appliances meet gas safety standards every 12 months. These apply to all gas appliances that are used to cook, heat and refrigerate in the property.
What does a Landlord Gas Safety Inspection Include?
A Euromech Services gas engineer operating under our Gas Safe Register (previously Corgi) accreditation will check the following during a Landlord gas safety inspection:
- Check appliance for gas tightness.
- Check standing and working pressure if test points available.
- Check burner pressure / gas rate against manufacturer’s data plate.
- Check for satisfactory provision of all necessary ventilation.
- Test flue flow to ensure removal of products of combustion.
- Check satisfactory operation of all the flame failure devices.
- Check for physical stability, presence and effectiveness of stability brackets (where appropriate).
- Investigate any evidence of unsafe operation and report to a responsible person. An appliance cannot be deemed as having been checked, until the above has been completed.
